Your Home Isn’t Selling. Now What?
Start With the Original Pricing Conversation
Your agent should have reviewed with you the comparable sales, current competition, condition, location, and recent buyer activity to help establish a realistic market range for your home.
Sometimes a seller chooses to list above that range — and that’s their choice.
But there can be consequences.
A higher-than-market price can mean fewer showings, quieter open houses, more days on market, and eventually a price correction after buyers have already moved on to other options.
That’s why it’s important to go back to the original comps and ask:
Was the market telling us something from the beginning?
The goal isn’t to prove anyone right or wrong.
It’s to look at what buyers are doing now and decide whether the current price still makes sense.
Your Next Move Doesn’t Set Your Home’s Value
What you need to net from your home in order to buy your next property is important to you — but it doesn’t determine what a buyer will pay.
Think about it from the other side.
When you’re buying your next home, you’re deciding whether that property is worth the asking price to you. You’re probably not thinking about how much that seller needs in order to make their next move.
Buyers think the same way.
And if your buyer is financing the purchase, there’s another important piece:
The home still has to appraise.
If the appraisal comes in below the agreed purchase price, the transaction may have to be renegotiated.
The buyer may need to bring in more cash.
The seller may need to adjust the price.
Or the deal could fall apart and put everyone right back at the beginning.
That’s why pricing isn’t just about attracting an offer.
It’s about getting to the closing table.

And Here’s the Hard Truth
If you’re getting no showings, no offers, and very little open house traffic — and you still don’t want to consider adjusting the price —
you may have already found the buyer willing to pay that number.
It’s you.
The problem is, you already own the house.
The market doesn’t respond to what we hope a home is worth.
It responds to what buyers are willing to pay.
And the right strategy is the one that helps get you to the closing table.
